FAQ / Selling

Why isn't my house selling?

Short answer

If showings have slowed or stopped in today's market, the first place to look is price, then condition, then how the listing is presented. Homes priced from current sold data still sell; homes priced from what you need or hope to get sit.

The details: what the data says about homes that sit

The market has changed. After years of homes selling in days, Greater Orlando is now a balanced market where buyers take their time. ORRA reported average days on market at a 10-year high early in 2026, around 81 days in January, easing to about 64 days by mid-2026, with roughly 22 percent of active listings carrying price cuts. A home can be priced and marketed well and still take a few weeks; the question is what happens after that.

The pattern I see most often is pricing. Overpricing is cited as a factor in roughly 60 percent of expired listings, and in today's data-driven market even 5 percent above what recent sold comparables support is enough for buyers and their agents to scroll past. The first two weeks are your strongest window. Pricing from the sold data on day one gets you the showings, and showings are what generate offers.

Condition is the second most common reason. Outdated kitchens and baths, an aging roof, an outdated electrical panel, or an air conditioner that will not pass inspection can block financed offers, because FHA, VA, and conventional buyers cannot insure the home as-is. Rising insurance costs are changing buyer math too: a roof with only a few years left or a prior claim on the policy can shrink your pool of qualified buyers before they ever walk through the door.

What I bring to this question

I start with the showing data: how many tours your listing has had, what the agents who toured said, and how your price compares with the homes that actually sold nearby. From there the fix is usually clear, whether that is a pricing adjustment, the few condition repairs that matter, or how the home is presented online. I will show you the sold homes behind every number before we change anything.
