Whether you are thinking about downsizing from the family home, moving closer to adult children and grandchildren, right-sizing into a single-story or low-maintenance home, or selling a house you have called home for decades, this page is for you. I’m Efrain Reyes, a Realtor with Coldwell Banker Realty. I’ve lived in Orlando since 2000, spent 12+ years in real estate, helped 300+ families make their moves, and I work in English and Spanish. My job here is simple: walk through your options at your pace, with patience and no pressure.

Active-adult communities

55+ communities across Central Florida

Across the areas I serve, dozens of age-restricted and active-adult communities are open today, and more open every year. Most share a few traits: single-story layouts, low-maintenance living, resort-style amenities like pools, pickleball, and clubhouses, and a built-in social calendar. Below are real, existing communities in Southwest Orlando, Winter Garden, Ocoee, Clermont, Lake Nona, Kissimmee, and nearby.

This is a snapshot, not an exhaustive list. Age requirements, amenities, and what is open can change, and the community that fits your life is a conversation worth having.

The right-sizing checklist

Right-sizing isn’t doing with less. It’s matching the home to the life you want to live now.

Here is what I ask every 55+ client to think through, whether they are buying or selling. Take what applies, leave the rest, and bring your questions to our first conversation.

01

The floor plan

Single-story layouts remove stairs you may not want to climb in a decade. Look at where the bedroom, laundry, and kitchen sit, and whether the entrance is step-free.

02

Doors, hallways, and baths

Wider doorways, grab-bar-ready bathrooms, and a walk-in shower cost little now and save a lot later. Ask what is already there and what is easy to add.

03

Maintenance reality

Lawn, landscaping, roof, and exterior painting are real work. Decide how much you want to handle yourself, and let that answer shape the community you choose.

04

The HOA and its fees

Understand what the monthly fee covers and what it does not, and read the rules before you fall for the amenity list. A great pool you never use is a fee, not a perk.

05

Medical care and everyday errands

Map your doctors, pharmacy, grocery, and the places you go most. Ten convenient minutes beats twenty rare ones when it comes to daily life.

06

Family and friends

For many clients, being closer to adult children and grandchildren is the whole point. Weigh drive time against the pull of the community’s social calendar.

07

The social side

Clubhouses, pickleball, fitness classes, and clubs are what make active-adult living active. Visit a community on a weekday, not just a weekend, and talk to the residents.

08

For sellers: the house you are leaving

A long-time family home needs honest pricing and a plan for its stuff. Declutter early, see it through a buyer’s eyes, and give yourself the time a meaningful sale deserves.

Financial considerations

The money questions, in plain language

A move in this chapter of life usually involves real money decisions, and my job is to make sure you understand your options before you decide. I’m a Realtor, not a tax advisor, lender, or attorney, so the notes below are general education. Confirm the specifics that apply to you with the professionals on your team.

Home equity

If you have owned your home a long time, it may hold significant equity, and that equity can fund your next move, whether that means downsizing, buying near family, or paying for a home that fits you better. A lender can show you how to put it to work.

The $250k / $500k exclusion

When you sell a primary residence you have owned and lived in for two of the past five years, up to $250,000 of gain may be excluded from federal tax if you file as single, or up to $500,000 if married filing jointly. It is a powerful reason to understand your cost basis. Rules and eligibility change, so confirm the current details with a tax professional.

Cash vs. financing

A cash offer can be competitive in a multiple-offer situation, but paying cash is not automatically better. Financing can preserve your liquidity and flexibility. The right call depends on your savings, income, and comfort, and a lender can run both scenarios for you.

Reverse mortgages, mentioned educationally

A reverse mortgage can let a homeowner age 62 or older convert part of their home equity into cash without selling. It is a significant decision with real costs and requirements, a tool some people consider and a decision no one should make alone. I can point you in the right direction, but this is not advice to enter into lightly.

Timing and market

Whether to sell now or later comes down to your numbers and your life, not a headline. When you are ready, we look at what your home is worth today and what the market in your target area is doing, together.

A note on advice: I’m a Realtor, not a tax advisor, lender, or attorney. The financial notes on this page are general education, not tax, legal, or lending advice. Rules change and your situation is your own, so confirm everything with the qualified professionals on your team. I’m glad to connect you with lenders and advisors I know and trust.

Start the conversation

Let’s talk about your next chapter, with no pressure

Whether you are ready to look at communities, curious what your home is worth, or just trying to figure out where to start, I’m here for a conversation at your pace. You don’t have to have the answers before we talk. And yes, se habla español.
