FAQ / Timing

Is now a good time to buy or sell in Central Florida?

Short answer

For most families, the best time is when your finances and life are ready, not when headlines say. Right now the market favors buyers with negotiating power, and prepared sellers still win with sharp pricing.

The details: what the current market actually looks like

Right now, Central Florida is closer to a buyer's market than it has been in years. Inventory is improving but still runs about 17% below pre-pandemic levels nationally, and in Central Florida, ORRA reports 4.9 months of supply as of August 2026. Rates are elevated, near 7.3% nationally, and about 60% of mortgage holders nationwide are locked in below 4%, which keeps existing-home inventory tight because so many owners are reluctant to give up those rates.

For buyers, more supply and fewer competing offers means negotiating power on price and terms. For sellers, the playbook is sharper pricing, honest prep, and strong marketing, because buyers will compare your home against everything else available. Prepared sellers still win; they just have to earn it with the data.

Here is what I would consider

Each family's answer is different. The right time depends on your timeline, your finances, your family's needs, and your goals, not on a headline. That is what a real conversation is for, and it is free and without pressure.
