Can we afford the kind of home we actually want?

Sometimes the gap is real, and sometimes it is just a matter of adjusting one or two variables: area, size, or timeline. I will show you the honest math so you know what is and is not in range.

How much do I need for a down payment?

It depends on the loan program, your credit profile, and the price point. Conventional, FHA, and VA programs all work differently. The conversation starts with what you have saved and what monthly payment you are comfortable with.

Is now really a good time to buy?

For most buyers it is less about the calendar and more about the plan. There are more homes on the market now than a year ago and less bidding-war pressure, which helps buyers who are ready. Read my market report for the latest numbers.

Can I buy a home before I sell this one?

What if I am moving in from out of state?

Distance is manageable when someone local covers the legwork. I handle the area research, video tours, inspections, and paperwork, and I work with families relocating on military and corporate timelines every year.

How stressful is this going to be?

Honestly? Some parts are stressful, and pretending otherwise does not help you. My job is to make the anxiety come from the parts that matter and remove it from the parts that should be routine.
