Should I sell now or wait?

That decision should be driven by your plan, not a headline. The current market is balanced, prices are holding, and selling now is defensible if it moves you toward your goal. Let us model both scenarios with real numbers.

Do I need to make repairs before listing?

Some. The rule is simple: fix what shifts the buyer comparison, skip what does not. A fresh inspection-readiness pass usually beats a full renovation budget.

Why isnt my house selling?
