What Is My Home Actually Worth? Five Signals Behind the Price

Worth is a range, not a single number

Every home is worth a range, and where your home lands inside that range depends on five things: recently sold comparables, condition, updates, lot and location, and the current level of inventory nearby. Any agent who quotes you one precise number without walking your home is guessing, and guessing is not a pricing strategy.

Signal one: the actual comps

The foundation is what has actually sold in your immediate area in the last few months: same style, same size, same bedroom and bath count, same school zone, as close to your street as possible. Sold prices, not list prices. List prices are wishes. Sold prices are facts.

Signal two: condition

Buyers pay for move-in ready, and they discount for work. The difference between a home that needs a kitchen redo and one with a two-year-old kitchen can be significant, even when the floor plans are identical. The question is not whether your home is 'nice.' It is how buyers will compare it to the other options they are touring.

Signal three: updates and mechanicals

A new roof, HVAC, or water heater rarely add dollar for dollar, but they do something just as important: they shrink the buyer's fear of the inspection, which is the biggest deal-killer on the market. Updates that matter to the appraiser and the lender are the ones that are done, permitted, and documented.

Signal four: lot and location

A lakefront, a conservation view, a quiet cul-de-sac, or being one street closer to the top school can move the needle more than any renovation. So can the opposite: a busy road, a power line, or an awkward lot. None of these are opinions, they are observable facts that comparables reflect.

Signal five: inventory around you

Value is comparison. With months of supply now around 4.4 in Greater Orlando, buyers have choices, and your competition is not last year's price, it is the other 12,000 active listings in the metro. A home priced against the market sells; a home priced against a memory sits.

Why I will not quote you a number over the phone

Because it would be wrong. A real value estimate means pulling your comps, reviewing your condition and updates, checking the local inventory, and walking your home. That takes about an hour, it is free, and at the end you will know the range, the reasoning, and the strategy to hit the top of it. That is the honest way to do it.
