Living in Lake Nona: Commute, Schools, and What Homes Cost

What Lake Nona actually is

Lake Nona is a master-planned community in southeast Orlando, roughly 17 square miles built around Medical City, the 650-acre health and life sciences hub that anchors the area. It was developed by Tavistock Development Company, and it shows: the roads, the parks, the trails, and the Town Center were laid out before the homes went up, which is a different experience from most of Central Florida's older, organically grown neighborhoods.

The community holds more than 40 distinct neighborhoods, from Laureate Park's new-construction villages to the gated golf-course sections around Lake Nona Golf and Country Club. It is also home to the USTA National Campus, which brings more than 100 tennis courts to the community. If you like the idea of living in a place that is still being thoughtfully built out, Lake Nona is worth a serious look.

The commute

Location is Lake Nona's strongest card. Orlando International Airport is about six miles away, usually under 15 minutes door to door, which makes it one of the shortest airport commutes in Central Florida. Downtown Orlando is roughly 15 miles up the 417, about 25 minutes off peak, and plan on 30 to 45 minutes during rush hour.

Medical City is inside the community, so a large share of residents work minutes from home at places like Nemours Children's Hospital, the Orlando VA Medical Center, and the research and office buildings around Town Center. If your job is in the airport corridor, Medical City, or anywhere on the southeast side, the daily drive is genuinely short.

The schools

Lake Nona High School anchors the area's school picture, and it is a strong one: an A rating from the Florida Department of Education, a spot among the top high schools in Florida on U.S. News, and a high AP participation rate. The middle schools feeding it, Lake Nona Middle and Innovation Middle, are both A-rated, and the elementary options include Eagle Creek, Laureate Park, Moss Park, and Sun Blaze, depending on your exact address.

One honest note: Orange County Public Schools approved targeted rezoning in late 2025 to better align feeder patterns, effective for 2026, so boundaries are in flux. The exact school assignment for a specific home is something I check by address before we ever talk about offers. Never assume a school zone from a neighborhood name alone.

What homes cost

Lake Nona sits above the Orlando median. Depending on the source, the median sale price in 2026 lands somewhere in the mid-$500,000s to high $600,000s, and most single-family homes trade in the $500,000 to $800,000 band. Townhomes are the entry point, typically running from about $400,000 to $500,000, which is how a lot of first-time buyers and young families get into the community.

The gated golf and country club sections run higher, often $800,000 and up, and new construction continues to come online across the villages. If your budget is in the $400,000 to $1,000,000 range, the range I work in most across Central Florida, Lake Nona has real variety within it.

Local favorites

  • Boxi Park, the open-air container park at Lake Nona Town Center: food vendors, a playground, beach volleyball, and live music, free to walk into and pet friendly. It is the closest thing the community has to a town square.
  • Lake Nona Town Center itself: outdoor movies, the Lake Nona Nights events, and sit-down restaurants like Bosphorous Turkish Cuisine and Chroma Modern Bar + Kitchen, plus ice cream worth the trip.
  • The Laureate Park Nature Trail, a roughly 1.5-mile loop through wetlands and woods, and miles of paved multi-use trails that link the Town Center, Medical City, and the parks.
  • Poitras Park, a city park with a splash pad, playgrounds, pickleball and basketball courts, and walking trails, a favorite with families.
  • Nona Adventure Park for its aquatic park and activities, and Split Oak Forest and Lake Runnymead Conservation Area when you want real nature nearby.

Who Lake Nona suits, and who should look elsewhere

Lake Nona is a great fit for people who want a planned, amenity-rich community with new construction, A-rated schools, and an easy airport commute: Medical City professionals, families with kids who will use the parks and trails, and out-of-state buyers who want a turnkey lifestyle from day one.

It is not the right fit for everyone. If you want mature oak canopies and established lots, or a short commute to downtown Orlando every day, older areas like Southwest Orlando, Dr. Phillips, or Winter Garden might serve you better. That is not a knock on either side, it is just honesty about how different these communities feel. My job is to help you figure out which one matches your life.

Here is what we can do next

If Lake Nona is on your list, let's look at the real numbers together: what has sold recently in the specific villages you are considering, what that means for your budget, and how the schools and commute actually play out for your family. And if you are weighing Lake Nona against Winter Garden, Windermere, or anywhere else, we can compare them side by side.

I'm here whenever you're ready. Talk to you soon.
