Is Now a Good Time to Buy or Sell in Orlando?

Here is what we are seeing

Let's start with the most recent published numbers for Greater Orlando (Orange, Osceola, and Seminole counties), from the Orlando Regional REALTOR Association's July 2026 State of the Market report. The median home sale price was $410,494, up about 2 percent from $402,655 a year earlier. Active listings sat at 12,043, and months of supply was 4.4, up from 4.2 the month before. The average home took 64 days to sell, and 2,720 homes closed in July.

Here is what it probably means

A market with 4.4 months of supply is what we call balanced, with a slight lean toward buyers compared with a year ago. Sellers can no longer assume a bidding war, and buyers have more choices and a little more room to negotiate than they did in 2024 and 2025.

At the same time, prices are still holding their ground year over year. That is the important nuance: 'slower' does not mean 'cheaper.' It means the market is closer to normal, and normal is a good place for both buyers and sellers to operate.

Your options

  • If you are buying: You have more inventory and fewer bidding wars. The tradeoff is rates: the average 30-year fixed rate was about 6.5 percent in July, so affordability is still the real constraint for most buyers.
  • If you are selling: Your home needs to be priced right and marketed well, because buyers have options now. A property that is priced defensively and shows well is still selling; one that waits for an unrealistic number is not.
  • If you are waiting: Waiting is a legitimate strategy, as long as it is a plan and not a hope. The costs and risks of waiting (rent, rising prices in some areas, rate moves) deserve the same attention as the benefits.
